Location of Sewers

It should be noted that the Local Authority is required to consult with their sewerage undertaker (Thames Water Authority) where building over, or near to a sewer (shown on the map of sewers). It is also necessary to obtain the express permission in some cases (TWA - Telephone 0645 200 800). Any inspections undertaken by the Local Authority may also be subject to confirmation with the TWA. Any works carried out are undertaken entirely at the owner's risk and may be subject to enforcement action.

You are advised that further information related to an application may be requested by Local Authority Building Control Surveyors if the details supplied are insufficient to enable a decision under the Building Regulations and Associated Acts.

If Regulation H4 (Building over Sewers, etc.) applies, a plan indicating the precautions taken in building over (or near to) a sewer shown on the relative map of sewers must be submitted. Please note that a Full Plans application must be submitted if you are building over or near to a public sewer. Building Notices are not acceptable.

Application Type

There are two types of applications you may make:

Full Plans Application - to be used when Approval of Plans is required, Building is put to a "Designated Use" or "Workplace" or when Building over (or near to) a sewer (this form can be used for all types of buildings and in the specific case of designated usage, is the only form that may be used).

Building Notice Application - applies to Residential Use only except for, HMO, hostels and hotels, where Full Plan application must be used.
