Electrical safety and gas safety works for domestic applications
Any notifiable electrical works or works including gas appliances such as boilers, cookers, gas fires, must be carried out by a member of a Competent Persons Scheme. This includes NICEIC, ELECSA, NAPIT, STROMA for electrical work and GAS SAFE for gas works.
Which application should I submit?
Submit an application for Building Regulations for:
Major and minor building works
Apply for Building Regulations - building notice / full plans
Regularisation

Demolition
For demolition work, submit a Demolition Notice under section 80 of the London Building Acts1:

Temporary structures
For a special or temporary structure, submit an application under The London Building Acts 1930-1982:

When a demolition notice is required
A demolition notice is required for the removal of any building or extension under section 80 of the Building Act 1984, except for:
- when a demolition order is made under the Housing Act 1957
- the demolition of an internal part of an occupied building
- the demolition of a building with a volume of 50m3 or less
- the demolition of a greenhouse, conservatory, shed or prefabricated garage
The applicant should also ensure that:
- The occupiers of adjacent buildings have been informed, and compliance with the Party Wall Act has been achieved. Further information on the Party Wall Act
- The gas supply for the building has been terminated
- The electricity supply for the building has been terminated
- The water supply for the building has been terminated
- Drainage from the building/site will be sealed
- How the main building will be secured following completion
Charges
The charge for a Building Notice based on the cost of work is the same as for a Full Plans or Deposit of Plans application.
The difference is that the Building Notice charge gets paid upfront and the Full Plans charge is paid in two parts:
1st payment at the time of submitting the application (40% of the total charge)
2nd payment soon after the first inspection (60% of total charge)

Full plans inspection fee
An inspection fee will be charged for a Full Plans application. You will not have to pay the inspection fee at this point. This will be invoiced later.
In the event that the application is cancelled or withdrawn after it has been registered, it will be subject to a minimum administration charge.
