Tybalds estate regeneration: Introduction

Regeneration of the Tybalds estate in Holborn is part of Camden’s Community Investment Programme (CIP). This is the Council’s 15-year plan to invest money in homes, schools and community facilities.

In late 2018 Camden Council’s Development team began to revise proposals for new homes and landscaping improvements on the estate. We are working closely with the Tybalds Residents Association (TRA) and the Green Space and Environmental Services teams.

Informed by feedback from residents, we commissioned Matthew Lloyd Architects to rework regeneration designs.

The regeneration proposals incorporate feedback and ideas from residents and local people wherever possible. You can read more and download project newsletters and previous design iterations from the Tybalds regeneration information page.

We are preparing to submit a planning application to the Camden planning committee in June 2021. The public will be able to comment formally on the regeneration proposals as part of the planning process. For more information, visit: www.camden.gov.uk/commenting-planning-application.

If planning permission is granted we aim to begin construction on the estate in late 2022.

Tybalds regeneration proposals

The regeneration proposals are for a number of infill plots and underbuilds on Tybalds estate. These are to be developed for 56 new homes for the Borough with improvements in access to most existing blocks and public realm landscaping.

Key aspects of the latest proposals are:

  •     56 new homes including 50% affordable housing, comprising:

16 homes for Camden social rent
12 affordable homes delivered by a housing association, comprising seven social rent and  five intermediate rent homes

  •     28 homes for private market sale and sale of one plot of land to fund the redevelopment scheme
  •     Landscaping improvements
  •     Improved access to existing blocks Babington, Chancellors, Devonshire, Falcon, Richbell and Blemundsbury
  •     A temporary TRA Hall under Falcon
  •     A purpose-built community centre with two hall spaces
  •     No residents will have to move out of their homes during the construction period.
