Tybalds estate regeneration: Introduction

Regeneration of the Tybalds estate in Holborn is part of Camden’s Community Investment Programme (CIP). This is the Council’s 15-year plan to invest money in homes, schools and community facilities.

In late 2018, Camden Council’s Development team began to revise proposals for new homes and landscaping improvements on the estate. Matthew Lloyd Architects produced regeneration designs incorporating feedback and ideas from the Tybalds Residents Association, residents and local people wherever possible.

The Tybalds regeneration programme (planning application 2021/3580/P) received planning approval in November 2022.

In December 2022, Camden approved the award of the regeneration programme’s Phase 1a contract to contractor Quinn (London) Ltd. Quinn commenced work on site in March 2023 to convert the existing ground floor ‘undercroft’ areas of three buildings (Falcon, Richbell and Blemundsbury) into ten new homes for social rent.

The Tybalds regeneration programme

The Tybalds regeneration programme will provide 56 new homes for the Borough with improvements in access to some existing blocks and public realm landscaping.

Key aspects of the programme are:

► 56 new homes, including 50% affordable housing, comprising:

  • 28 social rent/affordable homes
  • 28 homes for private market sale
  • Landscaping improvements

► Improved access to existing blocks: Babington, Chancellors, Falcon, Blemundsbury and Devonshire

► A purpose-built community centre with two hall spaces

► No residents will have to move out of their homes during the construction period.
