Facade replacement works - Glynde Reach, Bramber & Gatesden

Why are the works being done?

The work is being funded from Central Government to remove the combustible façade on the building and reinstatement of the façade with an appropriately fire rated material.

What works are taking place?

The works involve the erection of scaffold around your building, removal of existing façade, masonry repairs to brickwork once façade is removed, reinstatement of new façade to your building and extension of existing boiler flues to accommodate the new thickness of the façade.

When are the works being done?

The works have commenced in February 2022 and we expect completion of all three blocks by the end of April 2023.

Who are carrying out the works?

The contractors conducting the works are the Lawtech Group.

What are Lawtech doing to help you?

Lawtech are holding surgeries in the Glynde Reach lobby area every two weeks Friday to answer any questions or queries you may have regarding the works.

Friday 1st July - 1.30pm to 4.00pm

Friday 29th July - 1.30pm to 4.00pm

Will there be any noise disruptions?

There is likely to be noise disruption on most parts of the project particularly in the early stages when scaffold is being erected, façade are being removed as well as repairs to the existing brickwork (if required).  

What's next?

We are starting the work at Glynde Reach, then we will move on to Bramber and then finally Gatesden.

Week commencing 15/08/22

EWI installation  to South and West elevation:

Some noisy works but won't be constant. Works will include fixing of boards to the brickwork and  movement of materials on site and up the scaffold.

Masonary repairs to South and West elevation:

We may have to repoint and undertake repairs on brickwork. The work is likely to cause noise and dust throughout the week but won't go on to long based on surveys which shows repairs are not extensive. The work will involve racking out of existing mortar and in some cases the installation of reinforced helibars into some areas on the walls.

Deliveries and loading of materials:

This will take place during the week and may cause some disruption and create the need for temporary walkways around the site. This is likely to cause some disruption to residents at ground floor level. 

Removal of existing Cladding Panels and copings
(Top floor fo Glynde Reach):

Some noisy works and dust as panels are removed. The work involves the removal of the existing external wall system by the removal of existing fixings.

Week commencing 22/08/22:

EWI installation  to South and West elevation:

Some noisy works will include the fixing of boards to the brickwork. This will also involve the movement of materials on the site and up the scaffold. The work will create increased activity on the scaffold during the day.

Masonary repairs to South and West elevation:

We may have to repoint and undertake repairs on brickwork. The work is likely to cause noise and dust throughout the week but won't go on to long based on surveys which shows repairs are not extensive. The work will involve racking out of existing mortar and in some cases the installation of reinforced helibars into some areas on the walls.
