About Euston area development
Euston is home to London’s first intercity rail station, where world-class technology and life sciences meet vibrant culture and close-knit communities.
With HS2 coming to Euston, there is once-in-a-century opportunity to revive this national gateway – driving economic growth and innovation, while delivering new homes, jobs, and better-connected neighbourhoods for those who live, work and travel here.
Development in Euston, including the station and wider areas, has the potential to deliver thousands of homes, create 34,000 jobs for people in Camden and beyond, and contribute £41 billion to the national economy.
Euston Station development
The Department for Transport has set up the Euston Delivery Company to oversee the development of a renewed transport gateway at Euston. They are working closely with partners HS2 Ltd, Network Rail, Transport for London and Lendlease, to deliver:
- A new high-speed rail station and London terminus for HS2.
- Redevelopment of the existing Euston train station and major upgrade to the tube station.
- A 60-acre development around the station known as ‘The Euston Masterplan’, which will include new homes, shops, public spaces and workspaces, led by Lendlease.
The Euston Delivery Company is responsible for the design of the transport infrastructure at Euston and is currently exploring private finance options to support some of its delivery.
Wider vision for the future of Euston
We are working with the Euston Housing Delivery Group (EHDG), set up by the Ministry of Housing, Communities and Local Government, to explore how we can unlock Euston’s full potential through wider development beyond the station campus.
We’re looking at how we can deliver much-needed new homes, improved neighbourhoods, and generate growth across Euston and surrounding areas.
We're also exploring setting up a Locally Led Urban Development Corporation (LLUDC) as a potential delivery vehicle to oversee this wider development. The LLUDC would be led by the Council and work closely with the Greater London Authority (GLA) and Government.
Cabinet approved plans to explore establishing this LLUDC and work is underway to progress what the development corporation could look like. The final shape and design of the development corporation is subject to legislation and public consultation.
Euston Housing Pact
We want the community to be at the heart of future housing development in the area.
We developed the Euston Housing Pact, in partnership with local residents, which sets out shared values and commitments for how the Council and development partners should work with the community to deliver housing.
Euston Area Plan
Any future development in Euston will also be guided by the Euston Area Plan (EAP), Camden Council’s planning framework for the area.
The Euston Area Plan identifies opportunities for new housing and businesses, improved transport, enhanced green spaces and community facilities, setting the planning policies to help achieve these.
