Flat Entrance Door replacements

What to expect

The Front Entrance Doors at Bacton Tower are being replaced with fire doors which provide a full 30 Minutes of fire and smoke protection in the event of a fire. 

The new doors are in line with the updated Government Guidelines for Fire Safety.

Access is required into individual properties. The works are in progress and will be completed soon.

Noise disruption

The will be a small amount disruption whilst the doors are being installed.

Fire safety works

What to expect

  • Alarms - We are installing smoke alarms in all properties that do not have one. Smoke alarms are an important part of fire safety. If you don’t have a smoke alarm, and you haven’t been contacted to have one installed, please let us know by contacting shamsul.alam@camden.gov.uk or 0207 974 3349
  • Communal doors and screens - We will be replacing the communal doors and screens in the shared area by the lifts.  We will share more details with you soon.
  • Compartmentation and fire stopping works - We need to make sure there is enough compartmentation and fire stopping in the building. This is to stop fire, flames, and smoke spreading from one part of the building to another. We are organising surveys to see exactly what work we need to do.

Door Entry Works

What to expect

We will be replacing the existing door entry handset inside your home.  We have been liaising with the TRA and are finalising the design of the handsets. 

We will need access into your home to carry out these works.  This will be arranged with you when the work begin.

Noise disruption

There will be minimal noise disruption when installing the handsets.

Heating works

What to expect:

The works will involve:

  • Installing new air vents on pipe runs in communal areas
  • Checking that thermostats are installed in the right spot, and activating the heat meters in individual properties, making it easier to control your heating and energy use.
  • Installing new air vents on pipework around the heating and hot water units in individual properties.
  • Insulating the pipework around the heating and hot water units in individual properties, where required.

Important Information

  • Your heating and hot water will be out of use for 1 day.
  • We will need access to your property for about half a day.
  • There will be some noise disruption whilst the works are being carried out.

There will also be an Meet the Contractor meeting before the works start where you will be able to ask any questions you have about the works.

Heat meters

What to expect

We will be combining some heat metering works together with the remedial works around your heating issues. 

The new heat meters will mean that each resident is charged fairly for the energy they use.

The works will include:

  • a per-kilowatt-hour charge, which covers the cost of the energy used.
  • a standing charge, which covers things like repairs & maintenance, data charges, administration, and billing, which are not included in the per kilowatt-hour charges.

Standing charges are calculated by Camden to allow each resident to pay their fair share of the overhead costs as well as for the energy they use.  Standing Charges tend to come in a lot cheaper than most other utility providers.

We do not want these changes to affect any residents unfairly, and everyone is entitled to a safe, warm home.

Structural Monitoring - Lobby Area

From: Ongoing monitoring

We are continuing to monitor the crack in the lobby area which has been caused by tree roots. Our investigation has shown that the crack is not causing any immediate harm or risk. 

We will continue to the monitor this and will provide an update soon.
