King's Cross jargon buster

The planning process is full of technical language or ‘jargon’. You may come across these terms when people are talking about King’s Cross.

Unitary Development Plan (UDP)

The UDP contains planning policies for the whole of the borough. As there is so much going on in King’s Cross, and because it contains such a large development opportunity, there is a special chapter (Section 9 of Camden's Replacement UDP) just about the planning policies for King’s Cross.

Area Planning and Development Briefs

These set out detailed guidance for the developer about what the councils want to see included in the plans for the site and set out issues that the developer must consider. These are important tools in the planning process and will be used to help shape the development.

Islington Triangle

This is a piece of land about two acres in size which is to the east of York Way and mostly in Islington.

Outline planning application

This will contain the plans and other information that the developers will send to Camden and Islington for decision on whether or not to grant planning permission. The 'outline' part means that the plans will not be fully detailed - they will focus on where buildings will be built, and how they will be used - e.g. for leisure, housing, retail or business.

It will also contain information on building heights, floor space and other important planning topics. If the councils grant outline planning permission, it will require the developers to provide more information later, in advance of each works, to make sure that they are acceptable.

Environmental Impact Assessment

The developers must provide information about how their development will affect the environment. This includes possible effects on people wildlife and other environmental interests including construction impacts on those living near the site whilst they are building. They are expected to explain how they plan to avoid or reduce any environmental impacts or problems.

Section 106 Agreement

A legal agreement, which makes sure that important elements will be delivered over time. It can include transport, housing and community facilities.

King’s Cross Development Forum

The forum has been set-up for community groups representing people who live and/or work in King's Cross (both in Camden and Islington) to have their say in the development process and help shape the future of the area. It meets regularly to discuss key developments.
