Introduction and Background 

 We have been working closely with the Bourne Estate Tenants and Residents’ association (TRA) and architects to look at potential options for redeveloping sites on the Bourne Estate.

We have been looking at whether we can build new affordable homes, create a new TRA hall and carry out estate improvements.

About the Bourne Estate

In December 2010 we adopted a 15 year Community Investment Programme (CIP)  to generate extra funding to be able to invest in schools, homes and community facilities.

The Bourne Estate, located in the Hatton Garden area of Holborn, was identified as a place which could benefit from redevelopment work. The majority of the estate was built between 1901 and 1903 and is now Grade II Listed.

The northern part of the estate, north of Portpool Lane, is historically intact and made up of tightly packed, five-storey blocks.

In comparison, the southern part of the estate is made up of an original Grade II Listed estate, two post-war residential blocks, Mawson and Gooch House, sports and play facilities.

After an initial meeting with the Bourne Estate TRA and ward councillors, we carried out studies with architects Maccreanor Lavington in May 2011 to identify a number of development opportunities on the estate.

These included:

  • the replacement of a one-storey community building and caretakers’ facilities with a new residential block and the reprovision of community facilities;
  • the demolition of Mawson House, a non-Listed block of 20 flats (19 tenanted and one leasehold) built in the 1960’s; and
  • a further option to redevelop Gooch House, containing 30 flats.

The first two phases would make way for approximately 60 to 70 new homes and a new TRA hall, with a possible third phase bringing this total up to 8 new homes.

In spring 2012 Matthew Lloyd Architects were appointed to take the scheme forward to planning. Consultation occurred with residents and wider stakeholders from the summer of 2012 and planning was submitted and granted in February 2012.
